Thailand LTR Visa (Long-Term Resident Visa)

The Long-Term Resident (LTR) visa is Thailand's 10-year residence visa for wealthy individuals, pensioners, remote workers and highly skilled professionals. Because of its long validity and its tax and immigration privileges, it is often called the Thailand golden visa or Thailand investment visa. Applications are endorsed by the Board of Investment (BOI), and the visa is then issued by the Thai immigration authorities or a Thai embassy. Our immigration lawyers in Bangkok check your eligibility, prepare the file and follow it until the visa is issued.

Who can apply for the LTR visa?

There are four categories of applicants.

1. Wealthy Global Citizens

  • assets of at least USD 1 million worldwide;
  • an investment of at least USD 500,000 in Thailand, already made and held in the applicant's name, in Thai government bonds, direct investment in a Thai company or Thai property.

Under BOI Announcement Por. 3/2568 of February 2025, the former minimum personal income for this category was removed; the assessment now focuses on wealth and the investment in Thailand.

2. Wealthy Pensioners

  • aged 50 or over;
  • passive income (pension, rent, dividends, interest, capital gains) of at least USD 80,000 per year; or between USD 40,000 and USD 80,000 per year plus an investment of at least USD 250,000 in Thailand.

3. Work-from-Thailand Professionals

  • personal income of at least USD 80,000 per year on average over the last two years (a lower income may be accepted together with additional qualifications set by the BOI);
  • employed by a company listed on a stock exchange, by a private company in operation for at least 3 years with combined revenue of at least USD 50 million over the last 3 years, or by a wholly owned subsidiary of such a company.

This category works for an employer outside Thailand, so no Thai work permit is issued to it.

4. Highly Skilled Professionals

  • personal income of at least USD 80,000 per year on average over the last two years, or between USD 40,000 and USD 80,000 with a master's degree or higher in science and technology or special expertise;
  • employment with a company or institution in Thailand or abroad in a targeted industry, or in a Thai higher education, research or government institution.

The 2025 changes removed the minimum work experience requirement for the professional categories, lowered the employer revenue threshold for remote workers and widened the list of eligible fields, including educators in vocational and higher education.

Health insurance or funds

Each applicant must also have health insurance with coverage of at least USD 50,000, Thai social security benefits, or at least USD 100,000 in a bank account held for at least 12 months.

Benefits of the Thailand LTR visa

  • a renewable visa of up to 10 years;
  • reporting to immigration once a year instead of every 90 days, and no re-entry permit;
  • a digital work permit for the categories that work in Thailand;
  • fast-track service at international airports in Thailand;
  • a 17% personal income tax rate for Highly Skilled Professionals;
  • tax exemption for income earned abroad, as provided under the programme;
  • exemption from the requirement to employ four Thai employees for each foreign employee.

Family members

The legal spouse and children under 20 can apply as dependants. The BOI currently states a maximum of four dependants per LTR holder. The 2025 reform approved wider rights for dependants, including parents and no fixed limit, but this part takes effect only after the corresponding announcement of the Ministry of Interior. We check the status at the time of your application.

How to apply

  1. Eligibility check: we review your income, assets, employer and insurance against the criteria of your category.
  2. Online application to the BOI: filed on the official LTR platform with the supporting documents.
  3. Endorsement: after review, the BOI issues a qualification endorsement letter.
  4. Visa issuance: the visa is issued in Thailand or at a Thai embassy or consulate. When issued in Thailand, the government fee is 50,000 baht per person; abroad it may differ.
  5. After arrival: work permit (where applicable) and annual reporting.

LTR visa or other long-term options?

The LTR visa is not the only way to stay long term. Depending on your situation, a retirement or other long-term visa, a marriage visa, the Destination Thailand (digital nomad) visa, a business visa with a work permit or, after several years, permanent residence may be a better fit. Investors who set up a promoted project can also combine the LTR visa with a BOI company.

Frequently asked questions

Thailand has no official programme called "golden visa". The LTR visa is the closest equivalent: a 10-year visa for wealthy and skilled foreigners, with an investment option for Wealthy Global Citizens.

How much do I need to invest for the LTR visa?
Wealthy Global Citizens need at least USD 500,000 invested in Thailand and USD 1 million in total assets. Wealthy Pensioners with passive income between USD 40,000 and USD 80,000 need an investment of USD 250,000.
